The hard truth
about renovation planning

The average UK renovation now costs over £21,000 , up 26% in a single year. Housing transactions are up 25.7% year-on-year, contractors have full order books, and the margin for getting it wrong is shrinking fast.

Yet most people still plan with YouTube videos, a spreadsheet they'll abandon by week two, and advice from a friend-of-a-friend who “knows a guy.” They don't know what things should cost in their area. They don't know if their builder's quote is fair. And when something goes sideways, there's nothing holding the whole plan together.

We know, because we're right in the middle of it. We bought our first home and every decision since has felt like guessing in the dark. Not because we weren't capable, but because there was no way to know whether we were on track until the bill landed.

The same kitchen renovation can cost up to three times more in London than in Leeds, depending on specification and local demand.

A renovation planning app built around how renovations actually work

Not inspiration. Not a 3D renderer. A practical tool for the messy, expensive, stressful part: the part that determines whether your renovation succeeds or fails.

Financial confidence from real data

See what renovations should cost in your area, drawn from real UK property data across 2,900 postcode districts. Enter a contractor quote and compare it against regional benchmarks for that type of work. Choose your specification level (budget, mid-range, or premium) and see how it changes the numbers. Set a budget, track spending by category, and catch overruns before they spiral.

Your whole project, laid out clearly

Four ways to view your renovation: a timeline showing what depends on what, a board for dragging tasks between stages, a calendar synced to your iPhone, and a simple list when you need one.

Everything in one place (finally)

Budget, tasks, timeline, progress photos, certificates with expiry alerts, and your trades contacts, all connected and linked to your projects. No more juggling five apps and a filing cabinet.

You’re not doing this alone

A community of UK homeowners sharing real quotes, real progress and real advice. Ask “Is £8k reasonable for rewiring a 3-bed semi in Bristol?”and get answers from people who've been through it. And because Honely knows your house type (Victorian terrace, 1930s semi, 1970s detached), it flags the things worth watching for before you start.

No spreadsheet knows the difference between Bristol and Birmingham

2,900 postcode districts covered

8 property data points per area: sold price per sqft, price growth, market demand, conservation status, flood risk, listed buildings, energy efficiency ratings. All pre-loaded, all UK-specific.

Regional price adjustments

Cost estimates automatically adjust for your area. London prices are not the same as Leeds prices. Honely knows the difference and applies it to every quote and budget suggestion.

House-type specific guidance

Victorian terrace lath and plaster. 1930s semi cavity walls. 1970s detached electrics. Honely flags the right warnings for your specific property type, before you get a nasty surprise mid-project.

Area risk flags

Conservation area detection, flood risk, listed building proximity, and energy efficiency ratings, flagged for your specific postcode so you know what matters before you start planning.

We built Honely
because we needed it ourselves

We got quotes that differed by thousands with no way to judge them. Got talked into damp proofing we didn't need. Ended up doing half the work ourselves because it was the only way to make the numbers add up.

We kept looking for a tool that could actually help: something that knew what things should cost in our area, that kept everything in one place, that told us if we were on track. It didn't exist. So we built it.
