The hard truth
about renovation planning

The average UK renovation now costs more than £21,000. People rarely start one with a real plan, and there’s a good reason for that.

Nobody tells you what things should cost. So when a quote lands in front of you, you can’t tell whether it’s fair, optimistic, or taking advantage. You agree, because the alternative is another fortnight of waiting.

Nobody tells you what you need to keep track of. Building Regs, Party Wall agreements, certificates, the order things have to happen in. Twelve browser tabs deep and still not sure if you’ve covered everything.

Nobody tells you what’s right for your house. A 1930s semi, a Victorian terrace, a 1970s detached: they each ask different questions, and the answer that solves one can ruin another. Generic advice treats every house the same.

That’s the part Honely is built for.

A renovation planning app built around how renovations actually work

Not inspiration. Not a 3D renderer. A practical tool for the messy, expensive, stressful part: the part that determines whether your renovation succeeds or fails.

See your whole renovation laid out clearly

Four ways to look at the same project. A timeline showing what depends on what (so you don’t tile a bathroom that’s about to be rewired). A board for dragging tasks between stages. A calendar synced to your iPhone. And just a list, when that’s what you need.

Cost ranges calibrated to your house

Community Cost Intelligence:cost ranges built for your specific house type, era, region, and project scale. Not national averages, not industry hearsay. We built the model ourselves; every cost a user logs sharpens it. Enter a contractor’s quote and see whether it’s in range, on the high side, or worth pushing back on.

Everything you need: one app, no spreadsheet

Budget tracking, photo timeline, certificates with expiry alerts, your trades contacts, materials lists, project documents, a calendar synced to your iPhone, and the planning views. All linked, all in one place. Replacing the pen, paper, and half-finished spreadsheet that most renovations actually run on.

A community of UK homeowners who’ve been through it

Real quotes, real progress, real advice. Ask “is £8,000 reasonable for rewiring a 3-bed semi in Bristol?”and get answers from people who’ve actually done it. Honely also knows your house type (Victorian terrace, 1930s semi, 1970s detached) and flags the things worth watching for, before you start.

No spreadsheet knows the difference between Bristol and Birmingham

Community Cost Intelligence

We built our own UK cost model, calibrated to your house type, era, region, and project scale. Not national averages. The numbers come from authoritative construction references (Spon's, ONS, BCIS, Laxton's), and every cost a user logs in Honely or one of our calculators feeds back to refine them. Today it's our model. Tomorrow it's yours.

Quote validation that knows your area

Enter a contractor's quote and see whether it sits in range for your area, type of work, and specification level (budget, mid-range, or premium). Catch the over-quotes before you sign. Spot the suspiciously low ones too: they tend to grow.

House-type-specific guidance

Victorian terrace lath and plaster. 1930s semi cavity walls. 1970s detached and the joys of aluminium wiring. Honely flags the warnings that matter for your specific property type, before they become a nasty mid-project surprise.

UK context layered onto every postcode

Sold prices per square foot, conservation areas, listed-building proximity, flood risk, energy efficiency ratings; all pre-loaded for 2,900 UK postcode districts. So you know what matters before you start planning.

We built Honely
because we needed it ourselves

A year ago we started renovating our little terrace and discovered, very quickly, that nobody had built the tool we needed.

We had spreadsheets to track cash flows that we barely used and didn’t update, except in the few fevered moments where we thought we might be imminently bankrupt. We kept notes in disparate apps, on separate phones, shared inconsistently between us. We had multiple quotes, but we didn’t know which to trust or how to test them. There was no single place, file, or folder that held all our information.

So we built it. The cost model came first, because that’s the thing nobody tells you honestly. Then the planning views. Then the photo log, the document hub, the trades directory, the community forum.

Honely is the tool we wish we’d had when we started renovating.

It’s currently in friends-and-family beta. The public beta opens shortly, with 200 spots reserved for the waitlist. We’d love to have you on it.
